Mortgage Refinancing in Lethbridge and Across BC and Alberta
Refinancing can open up new possibilities, from renovations to consolidating debt to lowering your monthly payment. But it isn’t free, and it isn’t always the best option. I look at the full picture with you, including the costs and the alternatives, so every decision supports your bigger goals.
Who this is for
This is for homeowners in BC and Alberta who want to:
- Access home equity for renovations, education, a family need or a down payment on another property
- Consolidate higher-interest debt like credit cards, car loans or lines of credit into one lower payment
- Lower their monthly payment by extending their amortization
- Change their mortgage to a new rate type, term or lender
I’m a mortgage broker based in Lethbridge, Alberta, licensed to arrange mortgages in both British Columbia and Alberta.

How I help with your refinance
| What I do | Why it matters |
|---|---|
| Review your current mortgage and the cost to change it | Your penalty can range from a few thousand dollars to tens of thousands, so it’s the first number we need |
| Compare refinance options across many lenders | Rates, penalties and features vary, and I can find options a single bank won’t offer |
| Check the alternatives | A blend and extend, a HELOC or waiting until renewal can sometimes save you more |
| Plan how to use your equity | Borrowing against your home should fit a clear plan, not just a number |
| Walk you through each step | From appraisal to legal signing, you’ll know what’s next and when |
Is refinancing right for you?
Refinancing often makes sense when:
- Your renewal is coming up, so there’s no penalty to break your mortgage
- You’re replacing high-interest debt and have a plan to keep it paid off
- You’re funding a renovation that adds value to your home
- The savings clearly outweigh the penalty and fees
It may not make sense when:
- Your penalty is large and your renewal is less than a year away
- Your current mortgage is insured with a low rate you’d lose by refinancing
- You need flexible access to money over time, where a HELOC may fit better
What a debt consolidation refinance can look like
| Credit card debt | Added to your mortgage | |
|---|---|---|
| Balance | $30,000 | $30,000 |
| Interest rate | 20% | 4.5% |
| Paid off over | 5 years | 25 years |
| Monthly payment | About $795 | About $166 |
The monthly savings are real, but stretching debt over 25 years means more total interest. The best results come from putting part of the savings back toward your mortgage.

Refinance questions
Renewing happens at the end of your term and keeps the same mortgage balance, with no penalty. Refinancing changes your mortgage, usually to borrow more or extend your amortization, and you’ll need to requalify under the stress test. A refinance can happen at renewal or mid-term.
If you refinance before your term ends, you’ll usually pay a penalty. Variable-rate mortgages typically charge three months’ interest, while fixed-rate mortgages charge the greater of three months’ interest or the interest rate differential. Refinancing at renewal has no penalty, and some lenders offer a blend and extend to avoid one mid-term.
You can refinance up to 80% of your home’s appraised value, minus what you owe. On a $700,000 home with $400,000 owing, that’s up to $160,000. A special insured refinance for adding a legal secondary suite allows up to 90%.
Yes. You can use a refinance to pay off credit cards, car loans and lines of credit, combining them into your mortgage at a lower rate. It lowers your monthly payments, but spreading debt over a longer term can increase the total interest you pay.
