Investment Property Mortgages in Lethbridge and Across BC and Alberta
Whether you’re buying your first rental or growing a portfolio, the right financing strategy matters as much as the right property. Lenders treat rental income, down payments and multiple properties very differently. I compare them for you and help you plan each step, so today’s mortgage doesn’t limit your next purchase.
Who this is for
This is for anyone financing residential rental property in BC or Alberta, including:
- First-time investors buying a first rental, condo or house
- House hackers buying a duplex, triplex or home with a legal suite and living in one unit
- Portfolio builders adding a second, third or fourth property
- Homeowners using equity in their current home to fund the next purchase
I’m a mortgage broker based in Lethbridge, Alberta, licensed to arrange mortgages in both British Columbia and Alberta.

How I help with investment financing
| What I do | Why it matters |
|---|---|
| Explain how lenders treat rental income | Some lenders add rent to your income, others offset it against costs. The method alone can decide whether you qualify. |
| Compare lenders for investment properties | Rates, rental income rules and portfolio limits vary widely between lenders |
| Plan a strategy across multiple properties | The order and lender you use now affect what you can qualify for next |
| Unlock the equity you already have | A refinance or HELOC on your home can fund your next down payment |
Down payment by property type
| Property | You live there? | Minimum down payment |
|---|---|---|
| Home with a legal suite, or a duplex | Yes | 5% on the first $500,000, 10% above that |
| Triplex or fourplex | Yes | 10% |
| Any 1 to 4 unit rental | No | 20% |
| 5 or more units | Either | Commercial financing |
Living in one unit lets you put less down and access insured mortgage rates. That’s why many investors start with a property they live in.
Using your home equity to buy a rental
| Amount | |
|---|---|
| Your home’s value | $700,000 |
| Maximum you can borrow (80%) | $560,000 |
| Current mortgage | $350,000 |
| Equity available | $210,000 |
| 20% down on a $500,000 rental | $100,000 |
You can access equity through a refinance or a home equity line of credit (HELOC). Both add to your monthly costs, which lenders count when you qualify for the rental mortgage, so it’s worth planning both pieces together.
What to have ready
| Category | What to gather |
|---|---|
| The property | Listing details, purchase agreement and property taxes |
| Rental income | Signed leases, or an appraiser’s rent estimate if it isn’t rented yet |
| Existing rentals | Your T776 tax forms showing two years of rental income, plus mortgage statements |
| Your finances | Proof of income, a summary of assets and debts, and statements for your down payment |
Please don’t send sensitive documents by regular email. I’ll show you how to share them securely.

Investment Properties questions
Most lenders count 50% to 80% of rental income, either by adding it to your income or by subtracting it from the property’s costs. For a legal suite in a home you live in, insurer guidelines allow up to 100% of the suite’s rent, though many lenders count less.
You need at least 20% down on an investment property you won’t live in. If you live in one unit, you can put down as little as 5% on a one- or two-unit property, or 10% on a three- or four-unit property.
Yes. You can refinance your home up to 80% of its value, or use a home equity line of credit, and put that money toward the down payment on a rental. The new payments count toward your debt ratios, so plan both mortgages together.
It can. Every mortgage you carry counts toward your debt ratios when you apply for the next one, and some lenders treat applications that rely heavily on rental income differently. As your portfolio grows, choosing lenders strategically becomes more important.
